Our community is seeking an experienced and efficient maintenance technician.The Maintenance Technician is responsible for maintaining the physical condition of the community from both a preventative and corrective standpoint.
A working knowledge of HVAC systems and various appliances, such as stoves, dishwashers, disposals, and refrigerators are required, as well as familiarity with electricity, plumbing, and carpentry.POSITION SUMMARY:
The Maintenance Technician is responsible for the general appearance and maintenance of the physical property and for ensuring the efficient operation of the property on a daily basis.
ESSENTIAL DUTIES and RESPONSIBILITIES:
Property maintenance experience required.Implement and follow OSHA safety programs; HVAC Certified preferred.Complete service requests promptly (within 24 hours) and efficiently.
Service requests often involve plumbing, minor appliance repair, electrical system repair, HVAC, pool maintenance, and everyday routine maintenance of the interior of apartment homes and building exteriors.Grounds keeping tasks including removing litter and debris to promote an excellent curb appeal, pressure washing windows, building exteriors, and breezeways, and other tasks as needed to maintain grounds and building exteriors.After-hours on call work shared with fellow maintenance team-members.
Some weekend duties and holiday work will be required periodically.Exercise control over maintenance expenditures including keeping an inventory of frequently used parts and replacement items.Must provide excellent customer service to residents, work well with co-workers and vendors, and go above and beyond to work as a team.Must have excellent communication, organizational, and problem-solving skills.Must be able to lift a minimum of fifty pounds.Must have a valid driver's license, proper automobile liability insurance, and dependable transportation.An individual in this position must be able to successfully perform the essential duties and responsibilities listed above.

MINIMUM QUALIFICATIONS:
Education and/or experienceOne to three years of related experience in maintenance required.High school diploma or equivalent, preferred.EPA Universal, CAMT preferred.LIHTC/ Affordable housing knowledge preferred.Language SkillsAbility to communicate clearly with the others orally and in writing.Able to read and comprehend simple instructions, short correspondence, and memos.Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employeesMathematical SkillsAbility to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.Computer SkillsExperience with computers and/or tablets with the ability to utilize email is required.Previous experience with Microsoft suite, Computerized Maintenance Management Software, and HVAC controls is preferred.
Reasoning AbilityAbility to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
Ability to deal with problems involving several concrete variables in standardized situations.OtherValid drivers' license, ability to drive and insurance required, as applicable.Ability to use hand and power tools.Be on-call as scheduled by management for after hour emergencies.PHYSICAL AND MENTAL DEMANDS:
Ability to frequently lift or move up to 70 pounds regularly, more on occasion.Ability to often move appliances and heavy machinery correctly and safely.Ability to frequently, walk steps, climb ladders, scaffolding, ramps, etc.Frequent kneeling, crouching, stooping, or bending.Ability to work safely in high places.Frequent reaching and extending of arms and hands, to include overhead work.Frequent handling of items of various sizes and weights.
Must be able to seize, hold, grasp, turn or otherwise work with one or both hands.Duties may require contact with human and/or animal waste; proper safety precautions must be taken.Compensation details:
