JOB SUMMARY:
Primary responsibility for managing field or office operations of the land development function.

PRIMARY RESPONSIBILITIES:

Direct land activities at large and small-scale projects over a large geographic area
Coordinate land development work with contractors, engineers, landscape architects, inspectors, master developers, HOA's and Pulte homebuilding operations
Lead the bidding and contracting processes for grading, sewer, water, drainage, dry utilities, roadways, common area landscaping, monuments, and amenities
Review horizontal and vertical design documents for project coordination and accuracy
Lead and coordinate value engineering process
Prepare and manage accurate development budgets
Prepare and manage accurate development schedules
Monitor and direct job progress and verify job-specific invoices
Serve as principal liaison with regulatory agencies during permitting and inspection
Coordinate and review utility company designs
Serve on HOA boards
Coordinate preparation, review, and approval of wetlands permits
MANAGEMENT RESPONSIBILITIES LEVEL: MENTOR / COACH / FEEDBACK With Direct Reports Ensures appropriate staffing to meet department needs
Utilizes recruiting and selection tools/processes to build organizational talent
Delegates work according to employee's abilities and skills
Evaluates employee's performance and plans for compensation actions in accordance with that performance
Provides developmental opportunities through identification of internal and external training opportunities
Creates opportunities for employee growth
Provides continuous coaching with regard to functional and leadership standards (technical skills and behaviors)

QUALIFICATIONS: (degrees, licenses, certifications, etc.) Minimum Bachelors Degree in Engineering, Construction Management or equivalent
Must have a vehicle and valid Driver's License
Willing to drive long distances between job sites
Related Functional Experience: Minimum of 5 years
Basic fundamental knowledge of civil, geotechnical engineering and surveying
Land development/homebuilding construction experience
Proficiency in MS Office
Strong written and verbal communication skills
Strong attention to detail
Works well within a team
Problem solving and time management skills
PAY RANGE: $132,750 - $162,250 per year
