Construction Manager

Position Overview

Being passionate about design and that it s delivered and built out in the most seamless manner is a key requirement for the Construction Manager (Project Delivery Manager).

You will play a key role in elevating the quality of our client care, allowing us to support our design solutions through to their implementation.
You will naturally want to excel in holistically looking at projects from various angles, working with designers, engineers and other project professionals to ensure an integrated final product.
Your leadership will guide our team, clients and partners in winning and executing projects and ensuring the most hassle free delivery of our clients projects.
Leveraging external subcontracting teams and creating a healthy ecosystem of partners will be an important element to your success in this role.

Primary Responsibilities:

• Assist in the preparation and presentation of key project pitches, namely when the client is looking for a holistic design and delivery option
• Work with the project team to prepare overall project schedules
• Coordinate internal resources and third parties/vendors for the flawless execution of projects
• Ensure that all projects are delivered on-time, within the scope and within budget
• Assist in the definition of project scope and objectives, involving all relevant stakeholders and ensuring technical feasibility
• Develop a detailed project plan to monitor and track progress
• Prepare bid packages and invitations to be sent to subcontractors
• Qualifying proposals received by subcontractors against the construction documents
• Managing the submittal process with subcontractors and the architect and/or consultants
• Composing RFI s to the architect and/or consultant when engaged by a subcontractor
• Communicating RFI answers to the field personnel and revising construction documents accordingly
• Assist in developing a supply chain database
• Manage changes to the project scope, project schedule, and project costs using appropriate verification techniques
• Measure project performance using appropriate tools and techniques
• Report and escalate to management as needed
• Successfully manage the relationship with the client and all stakeholders
• Perform risk management to minimize project risks
• Establish and maintain relationships with third parties/vendors
• Create and maintain comprehensive project documentation
• Ensure the field work is up to date with the latest project direction and documentation ensuring a seamless integration of design and delivery
• Assist in pre-construction efforts
• Preparation of overall project budgets and costing
• Attend pre-bid meetings as required
• Monitor compliance with applicable codes, practices, QA/QC policies, performance standards and specifications
• Interact with the clients to interpret their needs and requirements and represent them in the field
• Perform overall quality control of the work (budget, schedule, plans, personnel's performance) and report regularly on project status
• Collaborate with contractors and subcontractors to share design and construction expertise in order to create inventive, well-crafted environments

Qualifications & Key Competencies

• 7+ years of experience in project leadership, including the construction management of at least 2 or 3 large scale innovative workplaces in Vancouver, Canada.
• Experience in managing contractors, subcontractors and vendors to create a cohesive delivery team
• Site experience in the field working hand in hand with construction partners
• LEED accreditation and familiarity with the Design-Build process preferred
• Experience with the entire project lifecycle, from pre-lease services through post-occupancy
• Exemplary skills in dealing with people, able to work with and manage teams
• Advanced proficiency in AutoCAD, Revit and MS Office
• Bachelor's degree in Architecture, Construction Management, Project Management or Design or other related fields, preferred
• In-depth knowledge of building codes, standards, and building structures
• Organized and able to oversee a complex process
• Proven fiscal accountability and responsibility
• Strong leadership, organization, communication, and relationship management skills
• Able to communicate and work effectively with senior leadership and members of our global team
• An active presence in the Architecture & Design community
